Motivated Seller. I know, because they are my friends. Hi, My name is Tina and my friends moved from Connecticut to Tennessee a couple years ago. CT called them back, so their Bell Buckle Farm with FAA approved airstrip is for sale.
It's a lovely place, perfect for someone who likes to build and work on airplanes. It has a HUGE 90X60 attached hangar, enough room for several GA airplanes plus cars!
I can talk all I want about the place, but photos really show it best. Please visit the website that I created to get the word out on this property for sale.
Sales price is $539,000.00. That includes a 3000 s.f. home, hangar, storage buildings and 21.15 acres.

How's this one for you? The owners met with a real estate agent who suggested the UP the price for the second home on the property. Not that I've really focused on that house, but if it can't sell it for $299, how will $329 work? My opinion is that the increase really only adds the salespersons commission into the works so they end up with $299.

But, that's a 10% increase. Real estate commissions are typically 6%. Greedy agent? |

I was reading that mortgage rates are almost rock bottom low making this property, at $539,000 even more affordable. There is also the potential for some owner financing for the right person.
Here is another link I created, a flyer that helps spread the word. The owner has added a little incentive for others to help spread the word. $1000!!
Really!

I convinced my friends to lower their price by $40,000!
Not bad, eh?
$499,000 takes it.

Mortgage interest rates won't get much lower. Now is the time to "Own Your Dream!" |

If you have considered owning this lovely home with a private airstrip I have great and potentially valuable news! Take a look back at the website. http://tinyurl.com/ownyourdream In the left hand column you will see a selection called: “Site Plan & Home located on Lot #4”. Click on that, and at the bottom you will see “Home on Lot 4”.
That house is still on the market. But the interesting news is; it has been leased! It is generating $1,400.00 per month income. Sure, you might think that is great for us, but think outside the box. Maybe you are interested in your own private airport but the monthly payments are a bit outside of your comfort zone. Wouldn’t $1400 per month added income make it a little more manageable?
With mortgage rates at their lowest, the possibility of owner financing AND rental income shouldn’t you take another look at Longmeadow Farm Airport? |

with added acreage. It is now a home/hangar/airstrip with 30+ acres.
Please visit http://tinyurl.com/ownyourdream for all the pertinent information.
Maybe you're not interested, but maybe you know someone who is? Please pass along the link. We don't want this airstrip to be lost.
Best Regards,
Tina |

That was when I first posted "Motivated Seller. I know, because they are my friends."
Seems it's come time to place the property in the hands of a Realtor. But not before I take one last swipe around the internet trying to find an aviator buyer.
Second request would be a recommendation for an agent who specializes in aviation properties.
Thanks.
Best Regards,
Tina

Thanks Tina.
I checked out the links and the video as well, with the airplane flying to banjo music and all, along with Google map and pedestrian street views the town center of Bell Buckle. What a "hoot" and change of lifestyle this place would be for a metro suburban Princeon, NJ boy like me. If I had an extra $500k laying around I'd be tempted to try this place just for fun and change of lifestyle.
Thanks or posting & good luck finding a buyer! |

Thanks, Richard... it was supposed to be just that for my friends, a lifestyle change. (We are New England natives.) But business has called them back to CT so... guess the move wasn't timed right for them.
Glad you liked the video.. it was fun to make. Unfortunately my $100 Walmart digital camera really didn't do justice to the video.
Best Regards,
Tina |
